Drop one of your favourite tracks into your project (in Wav / MP3 etc) and sync it to your project tempo so it lines up perfectly.
You should be able to see each of the sections (like in the image below). Listen to each section and add a Time Marker (Use Alt + T in FL Studio) to describe the sounds or what is happening in each part.

Alternatively, you could add empty patterns underneath for each instrument. For example if the section you're listening to has a clap and a hihat you could add an empty pattern for clap, and an empty pattern for hihat just underneath that section.
After you've done this with the whole track you can mute or remove the reference track and start making your own track that uses a similar layout.
Before you start working you could also save it as a project template so you can use it again in future.
The aim here is not to copy the track but to learn from and get ideas from it -- use it as a rough guide to help you. Don't use the same sounds, melodies etc as the reference track though (unless you are trying to recreate the track of course) and don't feel like you need to stick to this layout either, it's just there as a guide if you need it.
If you don’t want to bother with the markers / patterns as it can take a while, then you can use the reference track by just muting / soloing it when you want to listen, or just look at the waveform to see where you should have breakdowns and beats etc
